The Crestone area is a unique community of diverse
spiritual traditions, cultures and lifestyles. There are two governing jurisdictions
– the town of Crestone, formed in the late 1800s as a result of the
nearby Independence gold mine, and the Baca Grande, a subdivision formed
in the 1970s. Both are located within Saguache County, about half-way between
Denver and Santa Fe, on the western slope of the Sangre de Cristo mountains.
Owners in the Baca are subject to the covenants and restrictions of the
Baca Grande Property Owner’s Association. The Baca Grande consists
of sections referred to as the Chalets, the Grants and Mobile Home Estates.
The Chalets, closer to the mountains, are approximately half-acre parcels,
and the Grants lots, in the prairie, can vary from about 1.5 to 5 acres.
Mobile Home Estates lots are up to 7,000 square feet in size. Some of
the lots have been consolidated into larger parcels, and prices vary depending
upon size, location, amenities and topography.
The
Chalet and MHE lots are located within the Baca Water & Sanitation
District, and there is a tap fee, currently $7,500 if unpaid, to connect
to these services. Some streets and cul-de-sacs do not have the water
and sewer lines completed, so in selecting a parcel, it is important to
note whether the tap fee has been paid, and whether water and sewer services
are available.
Owners of Grants lots must put in their own well and septic systems,
and unless the parcel is over 35 acres, the well permit is for in-house
use only.
Another important consideration in the Grants is the proximity of electric
power services. The power lines have not been extended throughout the
Grants, so many owners choose to be “off the grid.” There
is a community focus on sustainability, honoring the environment and respecting
the abundant wildlife that shares the land.
Home
prices and styles vary greatly, ranging from about $120,000 on the low
end to around $700,000 on the high end for “stick built” homes.
Manufactured and modular homes can be found for less in Mobile Home Estates.
Earth-friendly building materials are encouraged in the Baca Grande.
Many are drawn to the area for spiritual retreats, vacations or to visit
one of our many alternative healers. The natural beauty, high energy and
community consciousness often draw them back.
